💡Outdoor String Lights

There are two sets of string lights outside, each on its own dusk-to-dawn sensor. One set runs under the gazebo and over the patio table. The other wraps the perimeter of the yard along the fence. Both come on and go off by themselves, so nothing needs to be touched.

The gazebo set runs off the power strip in the gazebo, and the dusk-to-dawn sensor is what powers that strip. Any time the strip has power, the remote inside the power box turns those lights on and off.

Need an outlet during the day? Switch the sensor on manually and the power strip comes alive for charging phones and anything else. If you'd rather not have the lights on while you do, just click them off with the remote.

When you're done, please switch the sensor back to “Dusk/Dawn.” That way everything runs automatically for the next guests. Thank you!

🔇Quiet Hours

Quiet hours are between 9:00 PM and 9:00 AM.

You're welcome to enjoy the pool and backyard in the evening. Just keep noise low out of respect for our neighbors. This is a residential street with full-time residents.

🗑️Trash Pickup

Trash is collected twice a week, Tuesdays and Fridays. Recycling goes out Wednesdays.

Good news: you don't need to move the bins. Our CanMonkey service places them at the curb the night before and returns them after pickup.

House Tips & How Things Work

🔑Door Lock & Entry

Enter your keypad access code and wait for the bolt to fully turn before opening.

To lock: use the thumb turn on the inside, or press the 1-touch button on the outside keypad.

📺WiFi & TVs

WiFi network and password are listed above under WiFi Password.

Every TV has a Roku, so feel free to log into your streaming accounts. Just remember to log out before checkout.

🏊Pool Area & Pool Heater

Pool safety: no diving, no swimming alone, and children must always be supervised. Please keep food, drinks, and especially glass out of the pool area.

Please keep the backyard gates closed and latched every time they're opened.

Pool towels are stacked by the back door to the pool area and look nothing like the bath towels. Please use those outside, and leave the bath towels in the house.

Pool service visits Tuesdays and Fridays. The pool is unavailable for just 15 to 30 minutes, and the tech will let you know when it's OK to swim again. They let themselves in and out of the backyard and won't bother you.

The heater is professionally calibrated, so please don't adjust the settings.

⛈️Stormy Weather

Florida's forecast almost always shows a chance of storms. Most pass quickly, and afternoon thunderstorms are just part of life on the Gulf Coast. Don't let them change your plans!

Please stay out of the pool during thunderstorms. If you can hear thunder or see lightning, everyone out of the water until the storm has passed.

If you know wind or rain is on the way, we'd appreciate you lowering and closing the sun umbrellas on the pool deck. It helps prevent damage. And if a storm catches you off guard, no worries at all, just close them once it's safe.

🔥Grill & Outdoor Fireplace

Grill: the grill sits in a permanent spot 10 feet from the house to meet the county's required fire clearance, so please don't reposition it. Give it a quick clean before and after cooking. Grilling tools are hand-wash only.

Grill cleaner how-to: preheat to about 350°, submerge the cleaner head in ice water until saturated, then steam-clean the grate in sections (re-wet often). Flip it to use the stainless scraper.

Fireplace: turn the dial to “low”, hold the igniter button until the flames catch, then release. Adult supervision at all times.

Please don't touch the lava rocks, and no s'mores or cooking over the fire, since food residue damages the unit.

🍳Kitchen

The stove and oven are electric, so cooking times may differ slightly from gas.

Coffee: the Keurig Duo brews pots or single cups. One provided coffee packet brews a 12-cup pot, and there are reusable k-cups (we don't stock pre-filled ones) plus creamers and sweeteners. Please turn the machine off when finished.

A Brita pitcher lives in the fridge. Spare filters are in the pantry closet by the garage door.

Also in the pantry closet: a small foldable step stool and extra garbage bags.

❄️Air Conditioning & Windows

You can adjust the temperature yourself right at the thermostat. It's a touch screen, and it will let you set the temperature anywhere inside our preset range.

The schedule, vacation and system settings are the only parts locked with a passcode, so those are nothing you need to touch. We also monitor the house remotely, so if it still isn't comfortable after you've adjusted it, message us and we'll take a look.

If you do open a window, please close it back up when the A/C is running. An open window with the A/C on just keeps the system running without ever catching up.

The 4th bedroom (the office) works a little differently. If you set up the portable air conditioner in there, its hose vents out that window, so that window stays closed while the unit is running. Details in the next section.

🌬️Portable A/C in the 4th Bedroom

The 4th bedroom (the office with the sleeper sofa) can run warmer than the rest of the house when it's hot out. There's a portable air conditioner for that room, and it's stored in the bedroom closet.

💡Light Switches (the tricky ones)

Bedroom/office lights: the switch is in the family room, to the right of the kitchen window.

Pool water light: the switch is behind the 4th bedroom door.

🧺Laundry

Washer and dryer are all yours. Please don't overload them, and empty the dryer lint trap after each load.

🔒Safety & Security

The front door auto-locks after 10 minutes.

Fire extinguishers: under the kitchen sink (labeled) and just inside the garage by the door to the house.

Ring cameras are on the front porch, north garage, and south pool-equipment areas. None face guest spaces and they won't affect your stay.

Window alarms: doors and windows with direct pool access have safety alarms required by county code, so please keep them on during your stay. If you do need to open one, a small switch on the magnetic sensor temporarily disables the alarm.

Power outage or tripped breaker? Just message us in the app right away and we'll get it sorted.

🌿Landscaping

Our landscaper visits every other week, usually on Fridays, entering through the backyard gates. No need to do anything, just a heads-up so no one is surprised.

🧼Checkout & Cleaning Guidelines

Hand-wash the grilling tools, ice trays, and ice cube storage bin (not dishwasher safe).

Before checkout: wash your dishes or start the dishwasher, take out the kitchen trash, and remove any unused food.

Close all windows and doors, return any furniture you moved to where you found it, and if you switched the outdoor string lights off, set them back to "Dusk/Dawn."

If you set up the portable A/C in the 4th bedroom, please switch it off and put it back in the closet before you go.

No deep clean needed, just those basics and we handle the rest!
